sole source of power for the City of Austin.

The plant is dedicated posthumously to former Austin Director of Utilities and City Manager
Walter E. Seaholm.

1984
 

City of Austin’s Historic Resources survey targets Seaholm for its highest priority rating of
a building to be preserved.

1989
 

Seaholm ceases generating power, effectively retiring it from use, though it continued to be
used as a training facility.

1991
  The Austin City Council passes a resolution to protect the power plant.
1992
 

Boiler 8 was shut down at 5:18 pm on July 28, 1992, marking the final stopping point of
power generation at the site.

1996
 

The Austin City Council authorizes the plant’s decommissioning in preparation for
redevelopment, and the remaining three generators are shut down.

1997
 

Environmental clean-up of hazardous materials begins.

1998
 

The Seaholm Reuse Planning Committee publishes a report stating their belief that the
building is ideally suited for reuse as a major civic venue.

2000
 

City of Austin, in conjunction with outside experts, generates a redevelopment master
plan that offers recommendations for the future area surrounding the power plant facility.
Then, the City begins to seek a financial partner for the redevelopment.

2004
  The City of Austin seeks formal proposals to redevelop the 8-acre site. Six teams respond
to the request for qualifications.
2005
 

Seaholm Power LLC, the development team led by Austin-based Southwest Strategies Group,
is selected to redevelop the historic power plant and surrounding land.

2006
 

Seaholm is deemed “Ready for Reuse” by the U.S. Environmental Protection Agency and the
Texas Commission on Environmental Quality. Seaholm is the first facility nationwide to
receive this designation under the federal Toxic Substance Control Act after a nine-year,
$13 million clean-up of hazardous materials.

2007
  Seaholm Power Plant becomes recorded as a Texas Historic Landmark on August 13, 2007.

2008
 

The Austin City Council approves a Master Development Agreement with Seaholm Power LLC,
enabling a $100 million+ project to move forward. Later in that same year, the Austin City
Council approves a Tax Increment Financing Reinvestment Zone, calling for it to contribute
100 percent of its property tax on the increase in value of real property within the zone for a
period of 30 years to be used for improvements within the zone.

2009
 

Travis County also joins the Tax Increment Financing Reinvestment Zone.

2012
  Trader Joe’s announces plans to open 11,000 square-foot store at Seaholm.

2013   Seaholm Power LLC completes the lease and purchase of the Seaholm property and breaks
ground on the redevelopment.

April 16, 2013
  Excavation for garage begins.

August 2013
  Seaholm Power Plant becomes listed on the National Register of Historic Places.

September 2013
  A planned apartment tower becomes a 30-story luxury condo high-rise, with all units reserved
by November – a record time for a downtown Austin project.

December 2013
  Power plant interior demo work complete.

2014
  Construction and pre-leasing continue.

January 2014
  Tower foundation complete.

February 2014
  athenahealth, a major player in the healthcare information technology industry, signs a lease
for all 112,000 square feet of office space in the Seaholm Power Plant. The firm commits to
creating a research and development center with 600 new jobs at Seaholm over the next
10 years.

February 2014
 

La Corsha Hospitality Group announces Boiler Nine Bar + Grill concept to be located within a
boiler inside the Seaholm.

March 2014
  Power plant dry-in complete.

May 2014
  Low rise exterior work complete.

June 2014
  Power plant and low-rise ready for tenant finish-out.

June 2014
  MapMyFitness, a subsidiary of Under Armour, signs a lease for 35,000 square feet – or all of
the office space in the low-rise building.

December 2014
  15th floor, or the half-way point of the residential tower, is laid.
The historic signage is resurrected and functional.

2015
  Construction wraps up and Seaholm's various new uses open to the public.

February 2015
  athenahealth takes occupancy of the power plant.
Underarmour takes occupancy in the low-rise.
Public viewing area to open.
Front lawn to be complete.

  Tower exterior to be complete.

  Residential tower ground- level ready for tenant finish-out.

  Closings take place for condo units in residential tower.
